Bare concrete gives off fine dust as it wears. In a working building that dust settles on stock, equipment and racking, and it never really stops. Our dust sealing is a penetrating treatment that hardens the surface from within and cuts dusting at its source — a practical, economical way to protect large factory floors, warehouse floors and industrial floors without laying down a coating that can later peel or delaminate.

What concrete dust sealing does

Concrete releases fine particles from its surface under traffic — foot traffic, trolleys, pallet jacks and forklifts all abrade the top layer. Concrete dust proofing works by treating that layer rather than covering it. The products soak into the surface and react within the concrete, so the protection becomes part of the slab instead of a film sitting on top of it.

Because nothing is built up on the surface, the floor keeps looking like concrete. That suits buildings where appearance matters less than a clean, hard, low-maintenance floor that can be swept and scrubbed without special care.

Benefits

Concrete floor sealing of this kind is chosen for practical reasons rather than looks:

  • Reduced concrete dusting, so less airborne dust settling on stock and equipment
  • Improved surface hardness, helping the floor stand up to heavy industrial traffic
  • Improved stain resistance against everyday spills, oils and traffic marks
  • Helps improve cleanability — a denser, tighter surface holds less grime
  • The natural appearance of the concrete is retained
  • A penetrating treatment rather than a conventional topical coating, so there is no surface film to peel or delaminate
  • Suits very large areas where a full coating system would be impractical

Suitable applications

Concrete floor protection of this kind suits any building where the floor works hard and downtime is expensive:

  • Warehouse floors and distribution centres
  • Factory floors and manufacturing facilities
  • Industrial floors and workshops
  • Commercial garages, service bays and vehicle workshops
  • Storage facilities and racking areas
  • Garage floors in domestic and commercial settings
  • Commercial facilities needing a hard-wearing, low-fuss floor

Process overview

The system uses multiple applications of densifier and impregnating sealer hybrid products, applied in stages so the concrete takes up as much as it will hold. The number of applications and the way they are built up depends on the slab — its age, porosity, density and how the floor is used.

Preparation comes first. The floor needs to be clean and open enough to absorb the treatment, so surface contamination, old coatings or heavy soiling are addressed before anything is applied. Where a slab is uneven or damaged, floor levelling and preparation or concrete grinding may be needed first. For floors that are simply dirty rather than damaged, our factory and warehouse cleaning service is often the sensible first step.

We do not publish our specific products, application rates or sequencing. What matters for your decision is the outcome: a harder, denser, less dusty floor that still reads as concrete.

How it compares with other finishes

Dust sealing is a protective treatment, not a decorative one. If you want a brighter, more refined industrial floor, our factory-spec surface polish mechanically refines the surface as well as densifying it. If you want a particular sheen or colour depth from a coating, grind and seal uses a topical sealer instead. And where a floor is an architectural feature rather than a working surface, mechanically polished concrete is the relevant service.

The right answer depends on the building, the traffic and what the floor needs to do. We are happy to say when a simpler treatment is the sensible one.

Common questions

What is concrete dust sealing?
It is a penetrating treatment that soaks into the concrete and reacts within the surface, hardening it and reducing the fine dust that bare concrete gives off under traffic. Unlike a paint or coating, there is no film on top of the floor.
Will it stop concrete dusting completely?
It substantially reduces dusting rather than eliminating it. Concrete is a variable material and results depend on the slab, how it was finished and how the floor is used. We will give you a realistic view once we have seen it.
Will my floor change colour or become glossy?
The intention is to keep the natural appearance of the concrete. There is no build-up on the surface, so the floor still looks like concrete. Some slabs take on a slight sheen over time from traffic and cleaning, which is normal.
Is this better than an epoxy or topical coating?
It is different rather than better. A topical coating can offer colour and specific chemical resistance, but it is a wear layer that can eventually peel, chip or delaminate and needs renewing. A penetrating treatment has no film to fail, which is why it suits very large industrial floors. Which suits you depends on the building and how the floor is used.
Can it be applied to an existing warehouse or factory floor?
Usually, yes — that is the typical case. The slab needs to be sound and clean enough to absorb the treatment, so contamination, old coatings or damage are dealt with first. We assess the floor before recommending anything.
Does it work on garage floors as well as large industrial floors?
Yes. The same approach suits commercial garages, workshops and service bays, and it works equally well on a domestic garage floor where dust and tyre marks are the main complaints.
How disruptive is it to a working site?
It is generally less disruptive than a full coating system because there is no thick film to build and cure. The practical sequencing depends on your site, the area involved and how the space is used, so we plan it around your operation.
